Real Estate Stories that Show You How!

Let's begin easing you out from the pits. I am talking about, rut! I'm going to slowly and methodically give you as numerous little sparks and insights to the not Housers at all hard techniques ordinary people use property to accomplish extraordinary results.

Stories are the most effective spark plugs. They allow you to casually observe from a safe, secure and understandable view point. I'll write to answer all of the questions that I feel I myself would ask if I was reading everything you are going to read.

I would like you to learn something from ab muscles start of this report and that something is this: I value you and I sincerely mean that. I must say i do want you to go on to a fresh rut, one that's pleasurable and clear of fear. A location where you realize you have the ability to accomplish greater things than you currently can imagine.

It's possible for you really to start being truly a more powerfully directed purpose-driven individual who's well organized and on the right track to higher achievement. You will change and grow, slowly and steadily with every page you read. With every thought and insight you gain, your desire and courage will grow as well.

Napoleon Hill wrote among the greatest books of most time. It's called "Think and Grow Rich." The essence of that book, the secret it reveals time and again is this: you must create a burning desire.

Don't put this book down thinking the last statement is cliché and that you already knew that! I'm simply leading you to my next point, another point being is - your desire requires a starting point. So to start developing desire, my secret is you'll want a purpose. Why do you want to pursue property? I know very well what you're thinking: to make money, to possess security, to feel useful and appear successful. Good points. I agree you could have all of that and more if that's everything you desire.

Now here's something which comes before any of those activities you desire. What is the goal of all those activities? Purpose, purpose, purpose...you need certainly to first define purpose before you receive the things. My purpose, or so I thought early within my career, was to maneuver up to and including nicer house and have my first house become my first rental property. When I moved up to another one, I quickly learned the moment I rented it out, I was in some way accountable for creating happiness and security in the life of another individual that was of no relation to me.

It soon was evident to me how the choices I produced in choosing that first property either would help me or hurt me within my quest to succeed in the real estate investment business.

All of it is cumulative, all you do and the manner in which you take action adds up. It compounds itself and it either makes your life easier or even more difficult. I'm going to provide you with experiences as possible study on that'll make your life easier; I'm going to exhibit you how. That is my purpose.

The book that gave me the unknowing courage to take my first steps in property was a book called "How I Turned $1000 into $3 Million in property within my time" by William Nickerson. He was a master storyteller and by osmosis, after reading his book, I discovered myself gravitating towards the real estate classified section of my Sunday paper.

Eventually I leapt and my entire life had changed. It was an FHA foreclosure, a two-bedroom, one-bath home with an integral, screened-in pool, with a Jacuzzi and an integral sprinkler system. I got it for $46,000 and used the HUD 203K rehab program to correct it up. I spent $16,000 to update and make repairs. They then gave me one loan for a total of $62,000. It took me three months to complete it and I was in; I'd done it!

My entire life changed, I learned, I took the leap. From then on I'd confidence. I'd already had my first home nevertheless now I'd two. Well, I was in the Coast Guard and wouldn't you realize, three months later we moved. Uncle Sam took me out of St. Petersburg, Florida and dropped me in Kodiak, Alaska, for my next tour of duty.

Well do you know what? I was armed with ambition, courage, confidence and adequate knowledge to be considered dangerous, so I bought a duplex the moment I came ashore on Kodiak Island. Now I'd three dwellings and my relationships and responsibilities were growing with my new tenants relying upon me to offer a clean, functional and pleasing environment to allow them to exist in.

It appeared to be this: My mother rented my first house and an aged couple rented the second one and my duplex came having an existing tenant who was a hospital administrator, so I was lucky. I was able to ease myself to the role of landlord without getting burned early within my career. I now had two houses and a duplex in the span of about one year. My brothers and several other family unit members took notice and were pretty well dumbfounded.

They couldn't work out how I'd, all an immediate, become a property wizard.

It felt good to create that change in so short a time.

I acquired that from reading a book! And that my friend is the manner in which you are going to do nearly all all you do in property, by reading and taking steps towards duplicating the success of others in a repeatable pattern. The main element would be to recognize that you can do it if you read the proper books and apply ab muscles basic formulas which are handed to you.
There is based on: Magic Bullets in Real Estate

This is a common man or woman's property manual. William Nickerson never gave me anything so easy as "Magic Bullets!" So I learned trial by fire and it has been very gratifying. I've since continued to collect 17 properties, 23 tenants, 2 property licenses in Florida and Alaska, a secretary appraiser's certificate and over 100 books on real estate. I just kept learning and growing and gaining momentum for the last 13 years. I'm still in the Coast Guard, too, and I work at Alaska One Realty within my spare time. In two more years, I is likely to be retired at the ripe later years of 42. Seems like a kind of fairytale, doesn't it? Don't let me fool you. It's work and I'm still not really a millionaire, but I would like you to really have the truth, so I is likely to be honest with you every step of the way.

I understand why I'm not really a millionaire and here's why. I'd periodically sell property that was rising in value and spending money on itself through the rent checks. But being in the Coast Guard would dislocate me every four years, so I discovered myself selling out to be able to avoid being what's called "an absentee landlord."

This really is an important lesson for you. It has prevented me from being a millionaire around this point. The lesson is: find an area with this planet that you might and will reside in, and stay near to it. Don't move over 10 miles from your farm area. The farm area is where all your properties are located. Long-distance "land lording" is tough! It can be achieved but you lose the ability to control the specific situation in comparison to if you were there. I've served my country and saved people's lives, so for me it hasn't held it's place in vain. I have no regrets but if there isn't to leave your neighborhood of expertise, don't!

The networks you build and the contacts you build, in the act of "doing" property, are very valuable that after they're no more at your disposal, it puts you at a critical disadvantage.
